This build-to-suit, shell-and-core building by owner/developer The Fallon Company with Massachusetts  Mutual Life Insurance Co. and Cornerstone Real Estate Advisers, Inc. as financial partners will provide leading-edge office and research space for the new global headquarters of Vertex Pharmaceuticals. Located on a prominent site in Boston’s rapidly expanding waterfront, the project is part of The Fallon Company’s 21-acre Fan Pier development—one of the largest mixed-use, waterfront, LEED-certified communities in the country. Luxury residential, retail, hotel, marina, and public green spaces are planned and underway.  

• Building is one of two Fan Pier buildings that will consolidate Vertex’s operations, currently housed in 10 different buildings located around Cambridge.
• Project is part of the civic initiative of Boston’s “Innovation District,” highlighting the growth of area technology companies and academic institutions.
• Below-grade parking includes 70-foot sheet piles to provide added protection from seawater.
